Building Automation & BMS Design
We design building management and industrial automation systems end to end: control philosophy, points lists, panel schematics, field device selection and network architecture. Where the project needs it, we also write and commission the PLC and SCADA logic. This is the discipline where our team's field commissioning background shows most — the drawings account for how the plant will actually be started up.
Scope of work
- HVAC controls: AHU, FCU, VAV, chiller plant and ventilation control strategies with written sequences of operation
- BMS architecture: controller topology, BACnet/Modbus network design, integration schedules for third-party plant
- Control panel design in EPLAN Electric P8: schematics, terminal plans, panel layouts, component schedules
- I/O points lists with signal types, ranges, alarm limits and interlocks
- PLC programming: Siemens, Schneider and comparable platforms — ladder and structured text
- SCADA and dispatching: screen hierarchy, mimic design, alarm and trend configuration, historian setup
- Plant room and district energy automation: heat substations (ITP), CHP units, pump groups, pressure maintenance
- Energy metering and monitoring strategies
Control philosophy first, drawings second
The most expensive automation mistakes are made before anything is drawn. We start with a written control philosophy — what each system does in normal operation, at start-up, on failure, in fire mode — agreed with you in a single review session. The points list follows from it, the panel schematics follow from the points list, and the commissioning procedure follows from all three. When the sequence changes late, the change propagates through documents that were built to trace back to it.
Panels that can be built and terminated
Panel schematics are production documents, not diagrams. Ours carry terminal numbering, cable references matching the field schedules, component part numbers, and enough detail for a panel shop to build from without a query cycle. Where you have a preferred panel builder and their conventions, we adopt those conventions.
We produce these in EPLAN Electric P8 where the project allows it. Because the tags and terminals are database entries rather than drawn text, the terminal plan, cable schedule and bill of materials come out of the schematic itself and stay consistent with it through every revision. Panel builders quote faster from an EPLAN set, and the wiring list they get on site matches what was actually designed.
Programming and commissioning support
For projects where we also write the logic, the code ships commented, structured by plant item, and matched to the sequence of operation document by section number. During commissioning we work in your time zone window, taking site queries daily and issuing revised logic or drawings the same day where the change is contained.
Working under your engineer of record
We are a design production partner. On BMS work this matters more than usual, because operating sequences carry life-safety interfaces — fire mode, smoke control, emergency stop. Those interfaces are drawn, documented and flagged for explicit review; sign-off stays with your licensed engineers.
